KVARTET JEŽA

On a quiet and sunny location in Ježa near Črnuče, the project KVARTET JEŽA is under construction with two semi-detached houses. These are low-energy prefabricated houses manufactured by NOAH, which offer a range of advantages for those looking for flexible and high-quality construction.

There are four residential units available, which will be constructed up to construction phase IV, with the option of turnkey completion. 

The planned energy class is B1/B2, PVC triple glazed windows, electric external blinds, underfloor heating with air/water heat pump and heat recovery, pre-installation of the electric car charger connection and a chimney stack for the fireplace will be installed.

The modern and energy-efficient units feature an innovative floor plan with a functional layout, which will extend over two floors P+1, with a lawn and a large terrace. Each unit has two parking spaces next to the house.

Each unit has a gross area of 165,00 m2, of which 113,30 m2 net living area, a balcony of 8.20 m2, a basement of 9.70 m2, a service room of 10.50 m2 and a terrace of 23.30 m2. It stands on a plot of 250,00 m2.

The ground floor comprises entrance hall, kitchen with dining room, living room with access to the terrace and atrium, living room, WC, storage room and cellar.

The first floor comprises a bedroom, two children's rooms, both with access to the balcony, a bathroom and a utility room.

In this phase, the pre-installation of the heat recovery, heat pump, fireplace and air conditioning will be carried out. The exterior landscaping will also be partially completed, without planting trees and fences on the plot boundary, only a green border will be planted.

It is possible to arrange for a turnkey construction, which will include:

• fine electrical installation,
• supply and installation of an air/water heat pump,
• supply and installation of a central ventilation heat recovery unit,
• supply and installation of final floor coverings (parquet, ceramics)
• supply and installation of ceramic tiles in the toilets, wind tunnel, terrace and balcony

The project has obtained a building permit and the General Conditions of Sale have been accepted.
