Description of the real estate

GENERAL

The location of the new residential buildings "VILLA ŠENTVID" is located along the Komel Brothers Street and fills an already predominantly built-up area, partly with an older rural settlement pattern, partly with newer buildings.

The construction of the 'VILE ŠENTVID' buildings was carried out in three phases. The last phase, phase 4, is under construction. In each of the phases, the construction of two semi-detached houses was envisaged. Previously, 6 twin buildings have already been built, phase D is the last one and includes the construction of two twins or 4 residential units.

The planned construction of the residential units will be arranged up to Extended Construction Phase III, which includes the joinery, façade, roof, external landscaping (excluding waterproofing and ceramics on the terrace), paving in front of the entrance and around the building, and asphalted access roads to the buildings.

All utility connections will be brought to the building. Storm water will be discharged into a soakaway on the site of buildings D1 and D3.

The finalisation of the building is not subject to execution (up to 3PGF) and will be carried out later by the buyer.

Construction of flooring, internal electrical and mechanical installations, hardware (gas boiler, heat recovery units, refrigeration units) Each unit will have utility connections (electricity, TK, gas, water supply, fecal sewerage) and two parking spaces for each unit.

CONCEPT

An important aspect of design is that a home is a home and should provide everything the owners need for a pleasant stay. The individual housing units are designed in a modern and rational way. The twins D1-D2 and D3-D4 are designed as P+1 - similar to the design of the buildings in the previous three sets.

The building is characterised by clean lines to which individual elements such as 'French windows' have been added.

The external railings are metal, galvanised and powder-coated. The roof is flat, finished with a wreath of clean straight lines.

Between the two residential units, partition walls are provided along the northern and southern façades, allowing for intimacy of living for the occupants.

Units D1 and D2 are symmetrically designed in the same way, as are units D3 and D4. They differ in that units D3-D4 are conical in shape on the south side.

The floor plan is an 'L'-shaped P+1 storey design.

The entrance to each unit is on the north side.

Two parking spaces are provided along the side elevation for each dwelling unit.

On the ground floor, at the entrance AB, there are internal single stairs for access to the first floor.

The energy efficiency of the building is achieved by a high quality building envelope, the installation of high quality PVC windows and the pre-installation of external blinds.

The dwelling has been carefully designed with the materials chosen and the energy efficiency requirements taken into account. The technology of the building follows development guidelines, while ensuring relative ease of operation and maintenance.

ACCESS

The access road is asphalted. The paths in front of and around the building are paved with concrete pavers. The remaining areas will be grassed. Access to both buildings is on the north side and connects to Ulica bratov Komel via a sunken kerb along the roadway.

Each residential unit has two parking spaces for private vehicles.

TECHNICAL DESCRIPTION

The buildings will be constructed in a conventional design, in a combination of brick and reinforced concrete structures. The two units of the semi-detached building are dilated with independent walls on a common reinforced concrete foundation slab of 30 cm thickness. The perimeter load-bearing walls are made of 29 cm thick brick modular block and the intermediate load-bearing walls are made of 20 cm thick reinforced concrete. The brick walls are reinforced against earthquakes with AB ties. The perimeter walls of the D3 and D4 twins are partly made of AB. Ceiling structures are made of 20 cm thick reinforced concrete slabs. The balcony is constructed as a classic cantilever.

ROOF

The flat roof is constructed with high quality thermal insulation and waterproofing. A gravel embankment serves as a protective layer on top.

FACADE

The façade cladding is to be made of high-quality thermal insulation with stone wool and styrofoam. The finishing layer will provide the necessary protection for the cladding materials.

WINDOWS

The windows shall be PVC with an opaque ALU outer profile and ALU outer sills.

ENTRANCE DOORS TO THE FLATS

The entrance doors shall be ALU burglar-proof.
