Description of the real estate

Two semi-detached houses, AB and CD, are being built in an attractive location in Tomišlje, in the municipality of Ig, in a well-kept environment surrounded by unspoilt nature, between two modern twin and terraced houses. The elevation of both houses is P + 1 + attic, without basement. There will be two units in each house, the main entrance to the house is from the south-east side. The units of 143,90 m2 are architecturally designed with living areas on the ground floor and sleeping areas on the first floor.

The ground floor, measuring approximately 50,00 m2, extends from the cloakroom into the living room, the heating room and the staircase, under which an air recuperator is located. The kitchen, dining room and living room form a spacious living and living area where the family usually spends most of its time. The dining area offers a view of the surroundings through corner openings that provide plenty of daylight.

The stairs lead up to the first floor, which comprises a hallway, a bedroom, two children's bedrooms and a bathroom. The enclosed unused attic space is separated from the rest of the house by its own entrance via a staircase.

TECHNICAL DESCRIPTION

Structural elements
The buildings are founded on a reinforced concrete slab foundation, the load-bearing walls are brickwork, 25 cm thick, and there will be brick partition walls, 10 and 15 cm thick. All walls will be plastered, sanded and whitewashed once and prepared for final painting, the bathroom walls will be tiled with ceramic tiles. The load-bearing wall between the two apartments will be soundproofed to prevent sound transmission to the adjacent unit.

Flooring, floor coverings and communications
Parquet flooring is provided throughout the building, which is chosen by the client and is not included in the advertised selling price. The bathroom, heating room and cloakroom are tiled. The final flooring will be laid in the fireplace room and the other rooms will be prepared for the final flooring. The flooring is a floating soundproof screed. The staircase leading from the ground floor to the first floor is reinforced concrete with powder-coated metal handrail. The attic will be screeded, ready for the final flooring, and a prefabricated metal staircase with a timber cladding of the customer's choice is planned for access to the attic.

Roof
The roof roof pitch of 40 degrees will be made of high quality spruce timber and protected against pests. The roof will be covered with brick roofing tiles and no roof windows are foreseen in the roof area. In the attic, there will be a dropped ceiling made of plasterboard with thermal insulation of 20 cm + 10 cm. Drainage of rainwater from the roof will be via horizontal and vertical gutters.

Façade, windows and doors
The façade will be white with a grey-brown accent at the entrance, using the contact façade system. The two buildings will be fully insulated to ensure energy efficiency and comfort. PVC triple-glazed windows with thermopane glazing, with built-in flush-mounted external blinds with electric control, external window sills will be made of natural stone. The entrance door will be soundproof, PVC in anthracite-white.

Surroundings and parking spaces
Each unit has two owner parking spaces, one visitor parking space and an outdoor terrace with atrium. Canopies may later be constructed over the terrace area as a sun screen. Car access to the buildings is possible via the existing road, along which kerbs will be constructed and retaining walls will be prepared for the installation of fencing.

Infrastructure
Connection to the public water, sewerage, electricity and telecommunications networks is foreseen.

Heating, cooling and ventilation
Each apartment will be equipped with an air-to-water heat pump system with an integrated domestic hot water heater. Underfloor heating is provided for the basic heating, and underfloor heating and air conditioning with condensate drainage in the bathroom. Central ventilation with heat recovery is provided for room ventilation.

Estimated completion of construction: handover of the two units in the AB building is expected to take place by 31.12.2025, and handover of the units in the CD building by 31.03.2027.

The General Terms and Conditions of Sale have been notarised and the property is available for immediate purchase. A 10% deposit is payable on signing the contract of sale and the balance of the purchase price is payable by the handover date, provided that the conditions for the handover are met.
