Project Overview
Construction is set to begin on a mixed-use building in Škofljica, featuring a basement, ground floor, and two upper floors, all topped with a flat roof. Positioned on elevated terrain above the local road, the building promises sun-filled, well-lit spaces with beautiful views.
The ground floor will host commercial spaces, while the residential section, comprising 6 apartments, will occupy the first and second floors. The commercial area will be dedicated to office work or service activities. Additionally, the ground floor will include storage rooms, technical spaces, and common areas.
The residential part is spread across two levels, with three apartments per floor. Parking is planned in the basement, including 9 indoor spaces, 6 outdoor spaces, and 2 additional handicapped spaces at the ground level near the building. The ground floor also includes apartment storages, technical facilities, a business space with adjoining restrooms and a kitchenette, as well as the main entrances to both the commercial and residential sections.
Building Technical Parameters
• Structure: The building will have 19 cm thick brick walls and will be founded on a 30 cm thick reinforced concrete base slab. The intermediate floors, including the roof slab, will be standard reinforced concrete, 22 cm thick. The stairs will be made of 16 cm thick reinforced concrete. Partition walls will be constructed from brick blocks and drywall (Knauf) on a metal frame.
• Roof: A flat roof with a minimal slope will ensure proper drainage. It’s designed as a so-called “plus flat roof.”
• Facade: The facade will combine an External Thermal Insulation Composite System (ETICS) with a ventilated wooden facade. The ETICS will be finished with a thin-coat plaster. Thermal insulation will be 20 cm thick stone wool. The base will be of the same thickness but insulated with moulded expanded polystyrene (EPS). The ventilated facade will feature vertical wooden slats, spaced to allow dilation, with a hydroprotective and wind barrier installed over the insulation. The facade’s primary color will be in soft pastel tones with vertical color accents in darker shades.
• Windows and Panoramic Glazing: Windows will be PVC with an external aluminum covering, glazed with triple-layer insulating glass. They will be installed flush with the exterior wall surface. External blinds with electric motors are planned for shading. External window sills will be aluminum, and internal sills will be made from engineered stone.
• External Doors: The main residential section will feature 90/220 cm security entrance doors with side glazing, and the commercial areas will have 180/230 cm entrance doors with glazed panels. Doors will be aluminum with a thermal break and insulated filling, aligned with the exterior wall surface. Thresholds will be flush with the final interior floor level, and the doors will be glazed with triple-layer insulating glass. Garage doors will be made from extruded, anodized silver aluminum with a reliable, safe, long-life hinge system and equipped with an electric motor and a safety system for obstacle detection during operation.
• Internal Doors: Internal doors will be wooden with a chipboard veneered frame and a flush veneered door leaf with a chipboard core. Doors to living spaces will measure 90/210 cm, and other doors will be 80/210 cm.
• Railings: Metal railings with wooden handrails will be installed along the staircases, with wooden handrails on the perimeter staircase walls. The handrail height will be 100 cm above the incline line and platform surfaces. Balcony railings will be 1.10 m above the final balcony floor level and consist of safety glass and architectural elements (brise-soleils) that provide shading and privacy from neighbors.
• Heating and Hot Water: The building will be heated and supplied with hot water via an air-to-water heat pump.
• Construction Timeline: Expected to start in 2025 and complete by 2026.
• Current Status: All descriptions, visualisations, commercial sketches, floor areas, and other documentation are still in preparation and are not final. The developer reserves the right to make changes at this stage and is currently only accepting non-binding reservations. Official sales and purchasing will be possible once the developer has obtained the general sales terms, fulfilling the legal requirements for concluding sales contracts under Article 5 of the ZVKSES. Thus, prices for individual apartments are not yet published.
