TECHNICAL DESCRIPTION
Structural elements
The two buildings are founded on a reinforced concrete foundation slab, the load-bearing walls will be brickwork, 25 cm thick, and the partition walls will be brick, 10 and 15 cm thick. All walls will be plastered, sanded and whitewashed once and prepared for final painting. The load-bearing wall between the two apartments will be soundproofed to prevent sound transmission to the adjacent unit.
Flooring, floor coverings and communications
Parquet flooring is provided throughout the building, which is to be chosen by the client and is not included in the advertised selling price. The bathroom and cloakroom areas are to be tiled. The final flooring (ceramics) will be laid in the technical room and the other rooms will be prepared for the final flooring. The flooring is a floating soundproof screed. The staircase leading from the ground floor to the first floor is reinforced concrete with powder-coated metal handrail. The attic will be screeded, ready for the final floor covering, and a prefabricated metal staircase with wooden panelling of the customer's choice is planned for access to the attic.
Roof
The roof roof pitch of 40 degrees will be made of high quality spruce wood and protected against pests. The roof will be covered with brick roofing tiles and no roof windows are foreseen in the roof area. In the attic, there will be a dropped ceiling made of plasterboard with thermal insulation of 20 cm + 10 cm. Drainage of rainwater from the roof will be via horizontal and vertical gutters.
Facade, windows and doors
The facade will be white with a grey-brown accent at the entrance, using the contact facade system. The two buildings will be fully insulated to ensure energy efficiency and comfort. PVC triple-glazed windows with thermopane glazing, with built-in flush-mounted external blinds with electric control, external window sills will be made of natural stone. The entrance door will be soundproof, PVC in anthracite-white.
Surroundings and parking spaces
Each unit has two private parking spaces, one visitor parking space and an outdoor terrace area with atrium. Canopies can be built over the terrace area at a later stage as sun protection. Car access to the buildings is possible via the existing road, along which kerbs will be constructed and retaining walls will be prepared for the installation of fencing.
Infrastructure
Connection to the public water, sewerage, electricity and telecommunications networks is foreseen.
Heating, cooling and ventilation
Each apartment will be equipped with an air-to-water heat pump system with an integrated domestic hot water heater. Underfloor heating is provided for basic heating, in the bathroom in combination with a tubular radiator with an electric heater. Each apartment will be pre-prepared for the installation of an air-conditioning system of appropriate capacity. Ventilation of the rooms will be provided by local heat recovery ventilators, for which a pre-preparation will be made.
Estimated completion of construction: handover of the two units in building AB is expected by 31.12.2025, and handover of the units in building CD by 31.03.2027.
Notarised General Conditions of Sale have been accepted for the two buildings and the purchase is possible immediately. A 10% deposit is payable on signing the sales contract and the balance of the purchase price is payable by the handover date, provided that the conditions for the handover are met.
